This year, Floorspace successfully subleased two floors of 34 West 8th Avenue for our client, achieving full recovery with minimal downtime. The space, designed and built by Turner Construction in 2019, features a bright, loft-inspired design that enhances the charm of the upgraded wood-frame building in Mount Pleasant.
Project Details
The design and construction preserved original features like large structural wood beams, high ceilings, and concrete floors. The layout includes open work area, collaboration areas, casual lounge spaces, meeting and workshop rooms, hydration and coffee stations, and kitchenettes and private bathrooms on each floor. Expansive windows throughout provide abundant natural light.
The space was designed to foster collaboration and natural interaction while simultaneously supporting focused workspaces. Key design elements include a new glass modular wall system and a custom reception desk. Practical finishes were chosen to maintain clean lines and enhance the loft aesthetic. Also included in the space is a film studio, two flexible editing suites, and audio-visual systems. Acoustics were a priority in the design and custom 3form panels were used to meet the specific needs of different teams.
Constructed to cater to the needs of the modern workforce, the building offers amenities such as bike lockers and parking, end-of-trip facilities and showers, and rooftop patios with views of Downtown Vancouver and the North Shore Mountains. The building currently benefits from its proximity to several restaurants, cafes, and ease of accessibility via public transport. Upon its completion, the Mount Pleasant Skytrain Station will be a mere two blocks away.
